Ordering for Multiple Structures

Our Policy

Our standard procedure and business policy is in alignment with the National Flood Insurance Program (NFIP); which requires one flood insurance policy per structure/building. The first question to ask yourself is “What is my collateral?”. Wolters Kluwer does not require a determination on structures that are not being used to secure the loan. It is your responsibility to know what your collateral is and to communicate it to us. Please note: This is a general reference guide to our policy on multiple structures. There may be situations that are unique and do not fit into one of the categories below. It is up to Wolters Kluwer’s discretion as to how many orders are required to satisfy our compliance guidelines.

Residential Properties

Residential properties can be defined as a parcel that contains a dwelling. Our policy allows us to issue one determination on a property that has one primary structure and can include multiple secondary structures.
  • Examples of “Primary” Structures: House, Mobile Home, Cabin, Garage w/living quarters
  • Examples of “Secondary” Structures: Detached Garage, Shed, Barn, Outbuilding
    • If any building is in the Flood Zone, the Flood Zone will be returned as IN
    • Comments will be included stating which structure is in which Flood Zone if all of the buildings do not share the same zone.

Duplex/Multi-Family Homes

These types of dwellings are defined as one building that has multiple units, but they are all owned by the same party.
  • Each primary structure requires its own determination.

Condominium Units/Townhomes

Condominium and Townhome units can be bought and sold separately, therefore are recorded as a separate parcel with the county.
  • Each Condo or Townhome Unit requires its own determination.

Apartment Complexes

Each Apartment Building within the complex will need it’s own Flood Certificate; be sure to include the building number and/or apartment numbers in that building if applicable.

Mobile Home Parks
  • What is your collateral? Land only or building(s)?
  • If you are only securing one mobile home, only one determination is needed.
  • If you are taking the entire mobile home park with more than one structure, each building would require its own determination.
  • If you are only taking the land, only one determination is needed.

Non-Residential Properties

Non Residential properties can be defined as any Commercial property, Industrial property or Agricultural property that does not include a residence.
